Why Have Your Will Notarized?

While Florida law does not require a will to be notarized to be valid, adding a Self-Proving Affidavit allows your will to become self-proving, which can help simplify the probate process by reducing the need for witnesses to testify after your passing.

A mobile notary can notarize the Self-Proving Affidavit when all required parties are present with valid identification.

VIN Verification Requirements in Florida

VIN Verification Requirements

Notary Service VIN Verification Requirements: To complete a VIN Verification in Florida, customers must have the following items ready when our mobile notary arrives:

  • Vehicle Title or ownership documents available for review.

  • Vehicle Accessible on a Public Street or Open Area (not inside a garage or behind gates).

  • Keys to the Vehicle so the notary can confirm the odometer reading.

  • Visible VIN Numbers located on the driver-side door panel or the lower front windshield.

Mobile VIN Verification Requirements in Florida

If the standard VIN plates are missing, damaged, or unreadable—common with older vehicles or certain imports—an engine block VIN must be located. If no valid VIN can be found anywhere on the vehicle, the verification cannot be completed, and the full notary service fee still applies due to time and travel.

Qualified VIN Inspection Notary

A qualified person — such as a Florida notary public, licensed dealer, law enforcement officer, or FLHSMV compliance examiner — must physically inspect the vehicle and confirm that the VIN on the vehicle matches what is written on the form.

Once the form is completed and notarized or signed by the authorized inspector, it is submitted along with the title application for registration.

Broward Mobile Notary provides fast, reliable mobile VIN Verification services throughout South Florida. To schedule an appointment, call 954-866-5056.

What are General Powers of Attorney?

General Powers of Attorney

Schedule your Power of Attorney Notary Signing here

Comprehensive Guide to General Powers of Attorney in Florida

A General Power of Attorney (GPOA) is a vital legal document that allows you to appoint someone you trust (your proxy or agent) to manage your affairs when you are unable to do so. In Florida, understanding the scope, benefits, and requirements of a General Power of Attorney is crucial to ensuring your interests are protected.

What is a General Power of Attorney?

A General Power of Attorney grants broad authority to your proxy to act on your behalf. This may include:

  • Financial Transactions: Managing your bank accounts, paying bills, and overseeing investments.
  • Business Matters: Signing contracts, negotiating deals, and handling day-to-day business operations.
  • Real Estate: Buying, selling, or managing property.
  • Legal Representation: Handling claims, signing legal documents, and pursuing or settling lawsuits.

Unlike a special or limited power of attorney, a general power of attorney provides comprehensive powers unless specific limitations are stated.

When to Consider a General Power of Attorney

  1. Extended Travel or Relocation: Ensure someone manages your financial or business matters while you’re away.
  2. Medical Conditions: Prepare for situations where you might be physically or mentally incapacitated.
  3. Advanced Age: As you age, having a trusted person manage your affairs can be reassuring.
  4. Military Deployment: Service members often use a General Power of Attorney to handle affairs during deployments.

Types of Powers of Attorney in Florida

General Powers of Attorney

This provides broad authority to the proxy, covering financial and business matters. It’s commonly used for:

  • Overseas travel.
  • Managing personal or business affairs due to incapacity.

Special Powers of Attorney

Grants authority for a specific task or decision. For example:

  • Authorizing a partner to sign a contract.
  • Allowing someone to handle the sale of a property.

Health Care Power of Attorney

Authorizes your proxy to make medical decisions on your behalf, such as:

  • Treatment plans and medical facility choices.
  • End-of-life decisions, including life support preferences.

Responsibilities of Your Proxy

When granting a General Power of Attorney, your proxy is entrusted with significant responsibilities, including:

  • Managing your finances and business operations.
  • Making real estate transactions.
  • Representing you in legal and personal matters.

Choosing a trustworthy proxy is essential to ensure they act in your best interest.

Legal Requirements in Florida

To be valid in Florida, a General Power of Attorney must:

  1. Be Signed by the Principal: The individual granting the power.
  2. Be Witnessed and Notarized: Florida law requires two witnesses and notarization for validity.
  3. Include Clear Instructions: Clearly outline the granted powers to prevent ambiguity.

Revoking or Limiting a General Power of Attorney

  • Revocation: You can revoke a General Power of Attorney anytime if you’re mentally competent. Written notice must be given to the proxy and any third parties relying on the document.
  • Limitations: You may set specific restrictions on your proxy’s authority, such as limiting financial powers or the duration of the POA.
  • Durable POA: If you want the power to remain in effect after incapacitation, a Durable Power of Attorney should be established.
